Our Build-to-Live focus is exactly what the name states, building homes to live in. Originally Build-to-Rent was our focus, however our relationships with those we have worked with in the past has seen us enjoy considerable enquiry from those looking to build their own home

Quite simply it is building your home, where you will live, and we work together on a considered design to meet the needs of you, your family, your lifestyle and other influences.

What is really important to us, it what is important to you. Where you live is not just about price, it is not just about block size, it is not just about your inclusions. It is about understanding what you need, and working together to meet as many of your expectations as possible. ​

What we are really proud of is timing, our reputation for building homes on time, every time is something we are not only proud of, it is what we live and breath. It is not your home until you live in it, and we will work tirelessly to get your home completed in a 12 month "contract to keys" process that we will define with you one on one !

What is build2live.org? 

Used to describe private rented residential property, as the name suggests, Build to Rent involves the building of homes specifically for the rental market. These developments are traditionally owned by large companies, focused on apartments, and are let to tenants directly or through a management agent. The establishment of build2rent.org has been to assist identify those who are considering entering the property market not as a first home buyer – as a first investment home buyer.

Looking for those whom wish to leverage savings into an investment property where you are using tenant income to assist build you an asset base.

Why build2live.org? 

The rental opportunity in Perth is at an unprecedented level. In October 2021 Perth's residential vacancy rate plummeted to 0.70%, the lowest level in 13 years. This was only the third time in 40 years the vacancy rate has dropped below 1%.

EVALUATE/ASSESS

 We work together on gaining an understanding of what your investment capacity is, including assessing your current funding availability.

It is critical before we commence the process of identifying locations and builds, that you have your funding in place, as the ability to move swiftly

is critical to our negotiations for the opportunities

LOCATE/IDENTIFY

​

We work together and identify the suburb/suburbs of choice, where we assess the rental availability, the median rental value and our assumed build costs, and compare that to long tern rental potential for the home/homes built.

OFFER/COMMIT

​

We assist you commit to the locations and the builds formally, assisting negotiations with the land agent related to the Offer & Acceptance for the identified land. Concurrently we assist with the preparation of the Preliminary Agreement is association with the chosen builder. We work with you through the initial submitting and acceptance, and into the land settling and construction phase.

HANDOVER

 

We remain working with you through the admin and construction phase through to the completion of the build. We can assist with hand over to your your chosen property management partner. We have particular relationships available to assist you with all ongoing property management and maintenance and can facilitate such on your behalf.
